Helsinki, a maritime city shaped by centuries of craftsmanship. Continuing this tradition are the Koirasaari Kruunukorttelit, inspired by Jugend architecture. To be completed in summer 2027, Housing Company Helsingin Koirasaaren Kruunuranta offers homes where you can breathe and pause surrounded by sea views.

Koirasaari is located in the eastern part of Helsinki’s city centre, in the Kruunuvuori district. Nearly every apartment opens up to views across the water towards the heart of Helsinki and Suomenlinna.

Alongside the Forma, Flora and Fauna buildings, a fourth building will also be built within the block. This building is not part of the housing company or the apartments offered for sale. It will remain in the ownership of the developer. As the Kruunukorttelit progresses, so too will this website. For now, you’ll find essential information about the project and its current phase.

Koirasaaren Kruunukorttelit offers a diverse range of apartments, from studio apartments to family homes and large-scale residences. Sizes range from 38 m² to 250,5 m².

  • 55 m²–60 m²: 12 apartments
  • 75 m²–90 m²: 16 apartments
  • 100 m²–150 m²: 13 apartments, of which four include a dedicated recreational space as part of the floor area.
  • Over 230 m²: 3 apartments

The apartment pages are now open

The apartment pages for Koirasaaren Kruunukorttelit are now open, with all 51 homes in the Forma, Flora and Fauna buildings available to explore. Each listing brings together the essentials, including the floor plan, price and key apartment details. New images will be added as construction progresses.

The address of Koirasaaren Kruunukorttelit has been updated from Haakoninlahdenkatu 41 to Laivakoirankatu 7. Apartments are reserved personally and the process starts by registering, reviewing the apartments and floor plans, and then submitting a contact request to begin a reservation discussion.

Summer 2025

Groundworks and construction of the Forma building begin.

Autumn 2025

Construction of the Flora and Fauna buildings begin.

Winter 2026

The planning of the buildings and the interior design and floor plans for the apartments, were finalised.

Spring/Summer 2026

Those interested in reserving or purchasing an apartment can register in the customer register and receive more information about the apartments and prices when the reservation process begins.

Autumn 2026 to Spring 2027

Construction focuses on interior work, and those who have reserved an apartment have the opportunity to follow the progress of their new home.

Summer 2027

The apartments are completed. The sale is concluded once all apartments in the housing company have received the commissioning permit. Residents can move into their new homes.

The apartment reservation process

The apartment page of Koirasaaren Kruunukorttelit will open before the summer holiday season and the process starts with a review. There are 51 unique homes available and we encourage you to take your time when reviewing the floorplans and apartment details. Rservations will be arranged personally with Keele Oy, and apartments cannot be reserved via the website. We will keep you informed about the exact schedule of the reservation opening via our newsletter.

In April we also take a closer look at how the project’s design language flows from the facades into the interiors. The same Jugend-inspired principles are reflected in the proportions, colour choices and small details, creating a coherent whole from the building’s exterior to the home’s finishes.
